Collard Drive was a difficult street to develop as many of the sites involved very steep land. A Development Plan was approved 15 years ago and many owners of large parcels of land saw the potential to subdivide.
Through recommendations from satisfied clients, WPA has been involved in five separate subdivisions in the street. The clients were small developers – mostly land-owners who lacked knowledge and experience in land development. The projects have varied from 11 to 23 lots.
For most of these subdivisions, WPA has provided a complete development management service, handling the project from beginning to end. This has involved conducting feasibility studies, obtaining planning permits and developing detailed engineering plans. We also managed clients’ loan applications and monthly accounts. Our understanding of the regulatory environment and readiness to answer any questions that arise has simplified the process for first-time developers.
WPA’s involvement continued through the tendering process for engineering consultants, civil contractors and sales and marketing professionals, putting together the right team for each project. Finally, our experience in coordinating contractors, sub-consultants and clients to meet the relevant authorities’ requirements enabled us to fast-track the process of obtaining statements of compliance.
The WPA team has brought the same professional standards and approaches to these small subdivisions as we apply to our large master planned subdivisions and has produced outstanding results for all our clients.
